Soola 2 residential and commercial building – aluminium clad windows

Located in Tartu, the architecture of the building is contemporary in style, with the articulations along Kalevi Street hinting at the harried lifestyle that is common in the City Centre; at the same time, the articulation creates an excellent opportunity for planning terraces and balconies and also visually reduces the mass of the façade.  Terraces and balconies are, in turn, a requirement for expensive apartments in the City Centre.   The façade is comprised of red aluminium-composite panels, while the shifting of openings by floors leaves the façade with the appearance of a pattern. Unlike the façade, entrances to the articulation are finished with modest grey composite panels.  The new building has seven above ground storeys and a basement level, in which parking is located. The first three storeys are home to commercial and office spaces, which have their own designated entrances connected to all spaces, thereby significantly reducing the load on the stairwell and the lift.  The building as whole is connected by a single stairwell and lift.  Apartments begin on the second storey, with only apartments found on the upper floors.  There are respectable views from three sides of the building.  Entry to the apartments takes place by car and foot from the entrance located along Soola Street. The lower façade along Kalevi Street is intended for commercial premises, behind which are technical rooms.  2. The second and third storey office spaces can also be accessed from Kalevi Street.  Separate sanitary assemblies are also planned for the commercial and office spaces.  A total of 34 apartments are planned for the building: 9 one-room, 14 two-room, 9 three-room, and 2 four-room apartments. All apartments have an entry hall, living room and kitchen, bedrooms, and a sanitary assembly. Most of the apartments have either a balcony, French balcony or rooftop terrace.
